Questions you should ask before working with an agent

  • How many years have you been in the business?
    Ideally, an agent that has been in the business for at least five years should have experience working in different markets and have adequate experience with different situations. The more an agent sells, the more likely they have seen and dealt with unique problems that may arise.
  • How do you feel about dual agency?
    Dual agency is a situation which 9 times out of 10 benefits the agent more than anyone else. Did the agent explain how what they can and can’t do for you as a dual agent? Most often, when buyers and sellers understand everything there is to know about dual agency, they opt against it. Ideally, you’ll want an agent that works for you and only you.
  • Do you have an assistant?  Are you part of a team?
    Real estate requires 24/7 commitment, and one person can rarely do that on their own. (Hey, we all need a day off now and then!) Knowing that your agent has a team or support staff to help handle the details can make or break your home selling experience.
  • How many homes have you sold this year?  Last year?
    The real estate market is one that changes constantly, so having a Realtor that is consistently selling homes is essential. An agent who hasn’t closed a home in more than six months can be out of touch with today’s issues. And again, the more homes an agent sells, the better equipped they are to handle an issue when it arises.
  • What additional services do you provide?
    Simply putting a home for sale into the MLS (Multiple Listing Service) and a sign in the ground is not enough to get a home sold. Your agent should have a marketing plan which includes visual tours, brochures, Internet exposure, and constant communication to keep you up to date on how the market is changing.
  • Do you have a list of references I can contact?
    “Yes, here it is,” should be the only acceptable answer.
